Just because it looks right and the home inspector signed off doesn’t mean that there isn’t a potentially catastrophic lie hiding in the chimney!!

Sometimes when you buy a house it’s hiding terrible secrets that even the home inspector doesn’t know to look for!

1963 construction…and the builder ran out of clay liner, so they built a lie. Clay liners hold 1200°F - 1600°F smoke from the hearth and they need cleaned regularly. This builder ran out of clay liner and substituted regular bricks instead. It’s a chimney-fire trap!

Lesson learned? If the house you want to buy has a chimney, get a professional chimney inspection performed before you buy it.

I like to go check up on repairs every so often and this past week I visited a client from spring 2025 that had us do a 10-year chimney maintenance, crown repair, and add a power vent! Their fireplace had always smoked and we were able to make it work properly! Repairs are performing as expected :)
