I get asked all the time.
Real estate or design?

Both.
And they go hand in hand more than you might think.

As a REALTOR®, I’m constantly researching the MLS, not just what’s listed, but what’s actually selling and why it’s selling.

I can see where new construction is outperforming resale, which pockets are growing, how long homes are sitting, what buyers are paying per square foot, and what seems to be moving the needle.

Then design gives me another layer.

I know what selections cost. I understand the difference between designing a spec home for the market and a custom home for one specific client.

I work with builders and architects to help make sure the vision on paper actually aligns with the client’s budget and with what the market will support. No one wants to be upside down with no equity in their brand new home.

Real estate has also been part of my life long before I had a license. My mom was in real estate, and I’ve been around renovations and flipping houses since I was about 13.

So don’t let the two roles confuse you.
One sharpens the other.

Sometimes a remodel isn’t planned, it starts with a busted pipe. 😅

After a PEX pipe flooded this client’s primary bathroom + closet, we got the opportunity to rethink the space instead of simply putting it back the way it was.

New layout, realistic renderings, polished nickel selections, inset cabinetry, a new soaking tub + a closet designed for WAY better storage.

This is the part of interior design I love: giving the client a clear vision, the contractor a clear plan, and making sure all the pieces actually make it to the jobsite. All the preparation is to ensure the process is a streamlined as possible. 📋

From damage → design → rebuild.

I’ve worked on full-home projects where I’ve altered both the front and back elevations to create a more natural, cohesive look layering materials, adjusting architectural details, and making sure the home feels intentional from every angle.

Sometimes it’s hard to see beyond the original architectural plans. That’s why I always say: designer first, architect second, builder third.

The designer helps establish the vision + elements.
The architect translates that vision into structural plans. The builder determines the cost + ex*****on of bringing it to life.

This particular home created by MDS, is a true representation of MDS style which is timeless, layered, elevated, but still warm and livable.

For a home at this scale and level of finish, you could be looking at approximately $850K without the pool, and potentially $1.8M with the pool, outdoor living areas, hardscaping and all of the patio elements shown.

Of course your land, site conditions, selections and construction costs obviously playing a major role in those cost.

People DM me all the time asking to see my portfolio, and I’m always happy to share past projects.

But the truth is, none of those projects are a true depiction of my personal style. They’re my clients’ styles and that’s kind of the point. 😅

My job is to understand what my clients love, manage all the moving pieces, and pull the finishes, materials and details together so the end result feels cohesive and, most importantly, like them.

But these next few photos?

If I had to define my personal style to a T… this is it. 🙌🏻

Timeless, collected, a little moody, warm natural materials, old-world details mixed with classic architecture the kind of home that feels like it’s always been there.

So consider this less of a portfolio and more of a peek inside my brain. 👀🩷

I’ve been a little quiet lately because I’ve been working on some really fun projects and I have A LOT of exciting things in the works for MDS!

POV: You find a stone yard with more just white stone 👀💕

10 Things you need to know before choosing countertops:
1. Natural vs. man-made – Quartz, quartzite, marble, granite… they’re all different.
2. Seam placement – Ask where seams will be before fabrication. Ask to see a visual template cutout.
3. Slab size – Determines if you’ll need seams at all.
4. Thickness – 2cm vs. 3cm affects the look, edge profile, and cost.
5. Edge profile – Straight, eased, mitered, ogee, waterfall, etc.
6. Overhang & support – Larger overhangs often require hidden brackets or corbels. Think waterfall edge.
7. Cutouts – Sink, cooktop, faucet, soap dispenser, and outlet locations matter.
8. Maintenance – Some stones require sealing while others are virtually maintenance-free.
9. Lead time – Templating can’t happen until cabinets are installed and level.
10. Budget – Material, fabrication, edge details, cutouts, and installation all affect the final price.
