I’ve been a little quiet lately because I’ve been working on some really fun projects and I have A LOT of exciting things in the works for MDS!

10 Things you need to know before choosing countertops:
1. Natural vs. man-made – Quartz, quartzite, marble, granite… they’re all different.
2. Seam placement – Ask where seams will be before fabrication. Ask to see a visual template cutout.
3. Slab size – Determines if you’ll need seams at all.
4. Thickness – 2cm vs. 3cm affects the look, edge profile, and cost.
5. Edge profile – Straight, eased, mitered, ogee, waterfall, etc.
6. Overhang & support – Larger overhangs often require hidden brackets or corbels. Think waterfall edge.
7. Cutouts – Sink, cooktop, faucet, soap dispenser, and outlet locations matter.
8. Maintenance – Some stones require sealing while others are virtually maintenance-free.
9. Lead time – Templating can’t happen until cabinets are installed and level.
10. Budget – Material, fabrication, edge details, cutouts, and installation all affect the final price.

Hi everyone! I’m Victoria Garriga, a Realtor, investor-friendly agent, and owner of Magnolia Design Studio based in Lafayette, Louisiana.

I grew up in Biloxi, Mississippi, where my mom has been a Realtor since I was 13, so real estate has always been part of my life.

I became licensed in Mississippi in 2015 before moving to Lafayette in 2017, where I’ve continued building my business over the last 10 years.

Beyond traditional real estate, I’ve personally completed 15 home flips and have managed renovation projects for other investors from acquisition through resale.

Renderings allow the client to get the full picture of how a space will come together through our selection process.

These also serve as a vital component when building. It’s an extra layer of protection and information when relaying your idea to the sub contractor executing the plan.

Design isn’t about picking out selections for your clients. A large chunk of my time spent is working internally to fine tune MDS processes and structures that keep our clients on task and organized.

Some interior designers in our area offer renderings but the truth is majority are outsourcing that end of their work. Rightfully so! Their focus is elsewhere on the project. Everyone works differently and that’s the beauty of the industry!

Building our these renderings really help me to understand the complete layout of the home. I can close my eyes and virtually walk the space in my head when I’m completed and my clients can too! That’s how much we go over to ensure the right choices are made.

There has been many times when I’m meeting with a client to review preliminary renderings and I have made some of those adjustments on the fly in the meeting to visually show the client. That flexibility is limited when it’s outsourced and the Desinger has to wait for those changes to come back. Time is money when you’re building and need to make designs fast.

Lastly, it’s not about creating a room in the rendering software, lighting, saturation, exposure and photo angles come into play.

I think I’ve finally found a formula between the mix and I’m proud of the product I can show a client to help them visual their future space.

A visual of what you can expect with custom wall elevations. ✨

So why do you actually need these?

Sure, you could save 5 or 6 inspiration photos from Pinterest, hand them to a cabinet company, and hope they can piece together your vision…

Or you can take those same ideas and turn them into a custom wall elevation that’s built specifically for your space.

This matters because it gives your cabinet maker, tile vendors, countertop fabricator, and other vendors a clear direction from the very beginning. Instead of guessing what you mean, they’re quoting from an actual concept designed to fit your home’s dimensions.

Let’s say you’re renovating your kitchen and want to collect multiple bids. Coordinating several cabinet companies to come measure your home can be difficult, especially when everyone has different schedules.

With wall elevations, you can send your plans and elevations to multiple vendors first. They can provide preliminary pricing and timelines based on the design, and once you’ve narrowed down who you’d like to work with, that’s when they come out to field measure and finalize the quote.

It saves time, creates more accurate expectations, and helps you compare pricing with confidence.

This camp in Dulac is going to be so beautiful once it’s renovated.

One thing I always tell my clients is that good design starts long before demolition ever begins.

This renovation isn’t happening until next year, but she’s a planner. Right now we’re mapping out the logistics, gathering contractor quotes, sourcing materials, comparing pricing, and making every selection intentionally.

When renovation day finally arrives, there won’t be last-minute decisions, rushed material orders, or settling for something just because a contractor needs an answer that day.

Planning ahead gives you time to compare costs, explore options, and choose finishes you truly love, not ones you picked under pressure. It also keeps the project moving efficiently once construction begins because the decisions have already been made.

That’s one of the biggest values I bring to my clients. I help remove the stress before it ever has a chance to start, so they can actually enjoy watching their vision come to life.
