New Hope, PA

Recently completed project in Solebury Township, Buck County. Our clients had an old farm house located right on the Delaware River. Over the years, floods had damaged the house and with the rising costs of flood insurance, the owners made the decisions to raise the entire house. The lift was tricky because of the original 1800's farmhouse foundations and several additions that were all at different levels.

By raising the house, we were able to generate even more spectacular views of the river. The lift also created some privacy between the house and the popular tow path of the canal. Furthermore, by lifting the house one whole level, we were able to create even more interior square footage, which we turned into entertaining spaces. Multilevel decks, modern flare on an old style building and clean new materials are only some of the features that made this one of our favorite projects to work on.

Dublin, PA

We are wrapping up our structural engineering services for this 44,000 SF mixed-use building which will house 30 units, 3 retail shops, and a ground floor parking garage. We enjoyed the opportunity to provide with complete structural building and site work design services. The buildings site restrictions required specialty design with a continuously stepping south facade, lateral transfer diaphragms, offset transfer girders, and large clear span steel beams to allow for future flexibility at the retail level.

Recently completed project in Warrington Township, Bucks County. Our clients live on a beautiful corner property with large setbacks from the street and wonderful elevated views of the sunset. They wanted a cozy outdoor space to enjoy these views and entertain guests. The project came together beautifully thanks to a great design and construction team.

Blue Bell, PA

Recently completed project in Whitpain Township, Montgomery County. Our client wanted a series of outdoor spaces that complimented their pool area. Their backyard was constantly in direct sunlight, with no escape for the heat or sun glare. They wanted a covered porch, with a gas fireplace and TV for entertaining guests, while also being able to escape the sun. They also wanted a higher tiered, composite deck with seating and outdoor kitchen area. We framed the existing sliding door with stone piers and incorporated gas lanterns into them. Great job by all involved.

Steel is going up at this 44,000 sq foot mixed use podium building in Dublin, PA. Fluent Design provided full structural engineering services for as well as site retaining wall design and elevated ramp design for . This building incorporates free span 2-foot tall steel girders in the parking garage, a 30-foot tall steel stair tower, and special lateral design considerations given the buildings unique architectural sawtooth design.

For this project, we transformed an old bungalow, into a beautiful two-story house. The original house, which fell into some major disrepair, was torn down to the basement walls and completely rebuilt. The house went from 1,100 sf to a spacious 2,350 sf. Newtown, PA

Check out this recently completed project. Located in beautiful Upper Makefield Township, PA, the original house had some additions, that didn't quite match the original house. We were tasked to design a new first floor Dining Room and Master Bedroom Suite, as well as a second floor Study and Guest Bedroom. We were also asked that the new addition be more cohesive with the rest of the house and also provide a connector to the garage. Completed! This multi-level, screened structure, provides the client with the perfect outdoor entertaining spaces. There is an 8 person hot tub is on the lower level and a fireplace with lounge on the upper level. The high screened walls provide the perfect protection from the bugs and allows the client to use the space for the majority of the year. The white, bead board, vaulted ceilings make the room feel very clean and spacious. Finally, we got rid of the funky, segmented, two-story, arched, gable and straightened the walls, to create more room in the interior.
