✨DEVELOPMENT OPPORTUNITY✨

Located in Ayer’s Downtown Park Street District, this newly entitled 12-unit multifamily development at 3–5 Park Street is now on the market —offering a rare opportunity to bring a fully approved project to life in the heart of a growing downtown.

As the first project approved under Ayer’s Form Based Code framework, this development represents both a major milestone for our team and a meaningful step forward for the Town of Ayer’s vision for smart, walkable growth.

Designed to align with the intent of the zoning overlay, the 4-story building emphasizes an active street presence, efficient residential density, and architecture scaled to the surrounding context. Ground-level frontage, clear pedestrian access, integrated parking, and upper-level residential units work together to support a more vibrant and connected neighborhood environment.

Securing the Special Permit approval was a significant feat for Emerald—requiring persistence, collaboration, and careful navigation of a regulatory path not yet fully realized. With the help of our civil consultant, Dillis + Roy, the approved project was able to balance several municipal goals, neighborhood considerations, site constraints, and development practicality, all while successfully advancing under bylaws that had existed but had not yet produced an approved project of this kind.

The result is a fully entitled design delivering 12 much-needed housing units in a central, walkable location—positioned for immediate next steps and long-term impact within the community.
