To stage or not to stage?
β
Pros and cons β
|
β
Your property stands out among the competition and is much more memorable to a buyer who views 10 houses in one weekend.
β
Staged homes look visually appealing, well maintained and clean.
β
It is easier for a buyer/renter to appreciate the size and shape of the rooms and mentally arrange their own furniture while walking around the house.
β
Smart staging does not only beautifies the space, but also suggests lifestyle and fun activities, helping your buyer imagine the life theyβre going to have here and fall in love with the place β€οΈ
βοΈAnd the most important factβοΈ
β
In ANY market, hot or cold, a staged house sells faster AND for more money than the comparable competitors. As simple as that. While there are many practical aspects people take into consideration, like good schools, proximity to work, square footage, pool, garage etc etc etc, we ALL know how forgiving we can be when we just fall in love with something.
|
β With cheaper properties, where realtorβs commission is slim, they might not be willing to include staging bill in their services. In that case the burden falls on you, as a seller. However, this is an investment that pays off the minute your place is sold.
β If the property is in truly bad shape, there is little point in overcompensating through staging. A fresh coat of paint or a deep carpet cleaning might be a better way to go.
β If you currently live in your house, removing old clutter might not be easy. But then again, you would have to deal with that anyway when you move π€·ββοΈ
𧑠In the video - a small beige room transformed with smart staging. And yes, the removable wallpaper is absolutely non-intrusive and was a part of staging (the new owners decided to keep it though π)
