First day of fall today. In Florida that means it is still hot, still humid, and the only thing that actually changed is the calendar.

Same thing is true of a lot of houses right now.

If you bought a place this summer, you are probably past the boxes by now. The furniture is where it is going to live. Which is usually the week you start noticing the floor. Not your floor. The one somebody else picked. The beige tile from the year the house was built. The carpet that was "freshly cleaned" in the listing. The laminate somebody put down to sell it.

Every house in Florida comes with a floor nobody living in it chose. That part is normal. What gets me is how long people live with it, and I think most of that is the trip. Picking a floor has always meant giving up a Saturday to somebody's showroom, and then starting the whole thing over when you get home and it looks different in your own light.

We skipped the showroom on purpose. We buy luxury vinyl plank by the full container, straight from the factory, and it comes to our Florida warehouses. No distributor in the middle. No rent on a room you walk through once. Nobody's overhead built into your floor.

Tuesday morning, so here's a quick one for anybody who's ever wondered why the same-looking floor can cost so differently from one place to the next.

It usually isn't the floor. It's how many hands it passed through on the way to you.

The normal path looks like this. A factory makes the plank. An importer brings it into the country. A distributor warehouses it and sells it to a retailer. The retailer puts it in a showroom, pays rent and staff and lighting, and sells it to you. Every one of those stops adds a margin, and every one of those margins is sitting inside the number you see on the tag.

Here's how we do it. We buy full containers straight from the factory and land them in Florida. Three warehouses, no importer in the middle, no distributor, no showroom. The floor goes from the container to your house. That's it. That's the whole business.

Same kind of plank you'd see in a store. Just a much shorter trip.

Monday morning, coffee's on, and I figured I'd answer the question I get most in my messages: what does container-direct actually mean?

Here's the short version. Most flooring takes a long trip before it lands in your house. Sunday night question. When was the last time you drove to a flooring showroom, sat with a salesperson for an hour, and walked out holding a chip the size of a coaster?

Sunday morning. If you've got a dog in Florida, you know how this goes. Back door opens, wet paws, sandy paws, and a straight shot across whatever floor you've got.

People ask me about pets more than almost anything else, so here's the plain version.

The dog isn't what ruins a floor. It's three things: water that sits, grit that grinds, and nails that drag. Carpet holds the water and the smell. Laminate swells at the seams. Real wood scratches and you just live with it.

A rigid-core LVP handles all three. The core doesn't care about water. The wear layer is what stands between the nails and the print. And the sand wipes up instead of digging in. If you only look at one spec, look at the wear layer. Thicker is better, and a lot of the cheap stuff skimps right there.

Easiest way to know for sure is to test it yourself. Get a sample, put it on the floor, and let your dog do what he does. Drag a chair leg across it. Pour a little water on it and leave it for the afternoon. If it doesn't hold up on the sample, it won't hold up in the house.

A floor that's perfect in Ohio can fail in Florida.

It's late July, it's raining sideways most afternoons, and your slab knows it. Heat, humidity, and slab moisture are brutal on the wrong flooring. I've watched beautiful installs cup, gap, and peel inside a year — not because the installer messed up, but because the product was never built for this state.

Three things I tell every Florida customer to check before they buy anything:

1. Waterproof rigid core (SPC). Our humidity swings will find any weakness in a soft core.
2. A real wear layer. The thin stuff scratches the first time a sectional slides across it.
3. Acclimation. Even great plank needs to sit in the space before it goes down. Rushing this is the #1 mistake I see.

I've been doing this 15+ years, all of it in Florida. Ask me about specs even if you never buy a box from me — I'd rather you get the right floor than the wrong one from anybody.
