Congrats to our amazing buyers!
This one was a wild ride!
These buyers came to us pre-approved from a lender that had them approved for a VA loan. We went under contract on a cute little house in Lebanon, then had to back out because of the inspections. Then we went under contract on another home - only to find out the original lender did NOT do their due diligence and pull the required documentation for a VA loan. Had he pulled that, he would have known there was an error with this clients VA benefits and the client would need to contact VA to have this corrected. Then, he told this client to write a USDA offer and AGAIN didn't do any due diligence, as even I could tell this lender there was no way this client would be approved for USDA based on his income.
Upon that discovery, we transferred their loan to a different lender who worked amazingly to try to get him approved for VA but VA would need 180 days to correct their benefits. And, unfortunately, that lender didn't have a program that would get them closed on time and we didn't want to lose their house!
So, we switched to one more lender, Trevor Rockett, and got closed in less than 30 days! These clients cried at their final walk-through. They did not think that they were going to be able to close on this home. They continued to be scared something would help
We are so super grateful to the Rockett team for getting us closed within a time frame that worked for the seller and pushing us through the finish line without a hiccup, the seller for hanging in there with us when this Veteran was being mistreated by the system setup to help him, and for all the rest of the team like House Call Home Inspection and Birthright Title, LLC for creating a smooth transition into homeownership after such a bumpy start!
