The best spaces are the ones people naturally gravitate toward.
The bar where everyone gathers before dinner. The game room that keeps the conversation going long after dessert. The lounge where movie nights turn into hours of catching up.

When we design, we’re never just thinking about how a space will look. We’re thinking about how it will be lived in.

For this lower level, we balanced warmth and durability, layered textures, and thoughtful details that feel elevated without trying too hard. The goal was to create a space that’s just as inviting for a quiet night in as it is for a house full of family and friends. Highlighting the clients vinyl collection was key.

The best living rooms are the ones that invite you to stay awhile. Plenty of seating for family and friends, warm and approachable in feel, and comfortable enough that the first thing you want to do is kick your feet up.

That was our vision for this renovation.

We reimagined the focal wall with recessed built-ins, a modern fireplace surround, and an inset TV to create a clean, timeless backdrop. Layered furnishings encourage everything from movie nights to long conversations, while the window seat became another favorite place to gather. Thoughtful storage is tucked throughout, allowing the room to feel beautiful, functional, and effortlessly lived in.

Because the best-designed homes aren’t just beautiful. They’re the ones you never want to leave.

Design starts long before the furniture arrives.

For Flats on State, we designed every interior package across all six residences, balancing the history of the building with a fresh, modern way of living.

Every finish was selected with purpose. Every detail considered as part of a much bigger story.

The furnishings are simply the final layer that transforms a beautifully designed space into someone’s home.

It’s been incredibly rewarding to watch this vision come to life as the project is well under construction, and we’re looking forward to helping the new homeowners make these spaces tell their story.
