Here are the 3 rules we swear by:

➡️ Rule 1: Run one continuous floor throughout the entire main level. Same material, same direction. It makes every zone read as one cohesive space and makes the whole floor plan feel bigger.

➡️ Rule 2: Align your undertones. Your cabinets, flooring, and living room furniture all need to share the same undertone family — warm or cool. Pick one and stay in it. This is the invisible thread that makes a space feel designed, not assembled.

➡️ Rule 3: Use your island as the visual anchor. A contrasting island color adds depth without breaking cohesion. It's the one place where contrast actually works in your favor.

Kids, dogs, high foot traffic? Durability and waterproofing move straight to the top of the list.

2. What's your 5-year plan? 🏡
Selling soon? Think resale appeal and neutral tones. Staying long-term? Choose what you love AND what works for your life.

3. What room is this? 🚿
Bathrooms, kitchens, and basements need 100% waterproof, full stop. Bedrooms give you a little more freedom.

4. What's the lighting like? 💡
Dark floors in a dark room feel heavy fast. And that beautiful showroom lighting? It's never your home lighting.

5. What's already in the home? 🪑

Save this before you start.

📐 Stack or side-by-side?
Stacking saves floor space but limits accessibility. Side-by-side needs more room but is easier to use daily. Decide this first - it changes everything else.

🚿 Where are your water lines and drain?
Moving plumbing is expensive. Design around existing lines where possible, or budget for the move upfront.

🔌 Do you have a 240V outlet for the dryer?
Gas vs. electric matters here too. Confirm what you have before you buy appliances.

🪣 A utility sink - yes or no?
Handwashing delicates, soaking stained clothes, cleaning mop heads. If you want one, plan the plumbing now.

🗄️ Storage above AND below
Cabinets above the machines, a folding counter, shelving for detergent and supplies. Storage is what makes a laundry room actually work.

👕 Where do you fold?
A counter over the machines or a pull-out surface. If you're folding on your bed right now, this is the fix.

🧺 Where do dirty clothes land before washing?
Built-in hamper pull-outs or a designated basket zone. Without a plan, it's a pile on the floor.

💧 Flooring that handles water
Spills, leaks, humidity. Tile or waterproof LVP — not hardwood, not carpet, not laminate.

🚪 Does the door swing work?
A door that opens into the machines or blocks the folding counter is a daily frustration. Check it on paper first.

A laundry room isn’t just a place to put the machines. The layout either works for you or against you every single day. 🧺

➡️ Here’s what actually makes one efficient:

1. Everything in one trip
Washer, dryer, folding surface, and storage all within arm’s reach. If you’re walking to another room to fold or find supplies, the layout isn’t working.

2. A folding counter at the right height
Counter height (36”) for most people. Lower if you’re shorter. Built over the machines or as a dedicated surface — either works. No counter = folding on the bed forever.

3. Cabinets that close
Open shelving looks good in photos. In a laundry room it collects dust and looks chaotic within a week. Upper cabinets with doors keep it clean and functional.

4. Sorted hampers built in
One section for darks, one for lights, one for delicates. Pull-out hamper drawers in the cabinetry mean sorting happens automatically, not as a separate step.

5. Good lighting
You’re checking for stains in here. A single overhead bulb isn’t enough. Under-cabinet lighting or a well-placed fixture makes a real difference.

6. Flooring you don’t have to worry about
Water gets on laundry room floors. Tile or waterproof LVP. Not a question.
