This is the part that gets us excited: seeing a vision we’ve spent so much time working toward finally start to become real.

Building on the coast comes with layers. Coastal approvals, municipalities, engineering, design decisions… and plenty of moments where experience matters.

Over the years, we’ve earned some battle scars, but we’ve also learned what’s worth fighting for and how to keep moving a project forward.
Because our goal is always to get to a place of YES.
Yes through the approvals.
Yes to the right design.
And ultimately, yes to a home that supports the way our clients actually want to live.

We recently broke ground on this one and can’t wait to share more with you.

We’re just getting started on this one.

The existing 1,500 sq ft cottage is coming down to make way for a new 4,000 sq ft home designed around how this family wants to live and the opportunity of being just a block from the ocean.

With coastal projects, getting to this point is a process in itself. Before we can even arrive at the final design and renderings, there are layers of planning, site considerations, permitting, and Coastal Development requirements that all have to come together.

The vision is more space, better flow, natural light, ocean views, and a stronger connection between indoor and outdoor living.

Now that the project is moving into construction, we’ll be sharing more of the process behind it, the decisions that shaped the design, and what it takes to bring a coastal home like this from concept to completion.

This house had split levels when we first walked in. The dining was sunken, the kitchen was up a few steps, and the family room felt totally cut off from everything else. And the ceilings were low everywhere on top of that.

So we took it apart and put it back together.

Everything sits on one floor now, the living, dining, kitchen, and family room, and we opened the ceiling all the way up over the living room so it goes up two full stories. The loft sits above and looks down into it.

It's a completely different house.

This is the kind of work we love most, taking a home apart from the ground up and rebuilding it into something that actually fits the family living in it.
