Beautiful? I’d say so. The best choice for resale value? Probably not.

As a Realtor® who loves home design, I knew going into this bathroom remodel that some of the decisions we were making weren’t necessarily the ones I’d recommend if maximizing ROI was the goal.

And that’s okay.

There’s a difference between renovating for resale and renovating for yourself.

If your goal is maximizing value before selling, there are often more strategic places to spend your money.

If your goal is creating a space that reflects your style and the way you want to live, that’s a different conversation.

Neither approach is wrong—you just want to be intentional about which one you’re pursuing.

Not every home can increase its price and still generate multiple offers.

This one did.

After receiving an offer above asking, the home unexpectedly fell out of escrow and returned to market.

But because we had positioned the home strategically from day one, we weren’t forced to react.

Instead, we took new information, adjusted our approach, INCREASED the price, and re-launched with confidence.

The result?

Multiple offers. Offers ABOVE the newly raised list price. And a successful closing.

A reminder that pricing isn’t about chasing the market—it’s about positioning from the start.

And when sellers trust the process, even unexpected detours don’t have to change the destination. 🔑
