What can Seller’s expect in today’s Housing Market?
We all know that there are more popular times to be selling your home and Spring time is one of them. Although home selling is not seasonal, you will find that the real estate market is getting very busy. If you are placing your house on the market, do you have the right recipe for a sale? Are you priced right? Your real estate broker will Guide you with the best information regarding the value of your home. Keep in mind as a homeowner, we want to get top dollar, but it doesn’t mean that what we value as sellers, it will necessarily be appraised for that amount. So start with the price that is recommended.
Is your home “turn key” ready?
Is the condition of your home neutral enough so that the buyers will be able to visualize themselves living there? Often times, my recommendations to my sellers is to paint if you have bright and loud decorative colors on the wall. Today’s market, won’t allow The sellers To just put their house on the market and not make some changes to the condition. Buyers don’t want to have to do a lot of work When they move in. So it’s important for instance if your carpet is old and worn out, your investment for replacing it prior to it going on the market will get you your top dollar.
The #1 way to get showings is to have beautiful pictures on the internet. Why, because 95% of buyers are looking there prior to scheduling a viewing of any property. Are your photos clear and descriptive of what each room is to be used for? Were the photos taken by a professional photographer? For outside photos, were all the cars and garbage cans removed from the front yard? Is the sun shining, or is it a cloudy day? Is the front door visible and inviting? These are just a few questions to ask yourself and to evaluate so that you know that everything possible is being done to assure a speedy and profitable sale. The market is picking up when it comes to home selling, but there is a smaller inventory that is helping this progression. Make sure that your home is at its BEST potential and that your home appeals to MANY, not just a few. For more information on what sells a home, feel free to contact me with a question or two. It would be my pleasure to share. Thanks in advance for reading my post. Happy Home Selling!
