The July 2026 REMAX National Housing Report, based on 46 U.S. metro areas, shows a market giving homebuyers more options while continuing to vary significantly by location.
๐Ÿ“ˆ Home sales: +2.5% year over year
๐Ÿ  Active inventory: +4.7% year over year
๐Ÿ”‘ New listings: +1.4% year over year
๐Ÿ“… Days on market: 45 days
๐Ÿ’ฐ Median sales price: $450,000, +3.4% year over year
Inventory also increased 2.8% from June, while the $450,000 median sales price remained unchanged month over month.
For buyers, additional inventory may mean more choices and a little more room to compare properties in some markets. For sellers, rising inventory makes understanding your competition, pricing and local buyer demand even more important.
And that brings us to the Chicago suburbs. National statistics provide helpful context, but real estate is highly local. Conditions in one community can look different from another Chicagoland community.

According to the July 2026 REMAX National Housing Report, home sales across the 46 metro areas surveyed were 2.5% higher than July 2025. ๐Ÿ“ˆ
Buyers also saw more homes entering the market, with new listings up 1.4% year over year. Meanwhile, the monthsโ€™ supply of inventory increased to 3.0 months, compared with 2.7 in June and 2.9 a year ago.
What does that mean if you're thinking about buying or selling a home in the Chicago suburbs?
More inventory can create additional choices for buyers, while increased sales activity shows homes are still changing hands. But national numbers only tell part of the story. Real estate conditions can vary considerably among communities throughout Chicagoland.

According to the July 2026 REMAX National Housing Report, active housing inventory across the 46 metro areas surveyed increased 4.7% compared with July 2025 and 2.8% from June. ๐Ÿ“ˆ
For homebuyers, growing inventory can mean more properties to consider and more opportunities to find a home that fits their needs. At the same time, the national median sales price held steady month over month at $450,000, showing that increased inventory did not translate into falling prices nationally.
