This wasn’t just a house... it was a place where family gathered, memories were made, and life happened. From the farmers porch and peaceful cul-de-sac to summer days by the pool, this home had a story to tell.

Have you ever thought about how much Route 3 actually matters to Pembroke?

It’s easy to think of Route 3 as simply the road you take to get somewhere else. But when you look at the numbers, it becomes a little more interesting.

At an NHDOT traffic-count location on Pembroke Street, US Route 3 averaged 14,902 vehicles per day in 2024. That’s nearly 15,000 vehicles traveling through this part of town every single day.

And this isn’t just about traffic. Route 3 connects Pembroke with the communities and employment centers around it, making location and accessibility a big part of what makes Pembroke attractive to many buyers.

We’re also seeing transportation investment along the broader Route 3 corridor. New Hampshire’s 2027–2036 Ten-Year Transportation Plan includes more than $1.4 million in current funding for a sidewalk project along US 3 in Merrimack, as well as more than $3.3 million for multimodal, traffic-calming and safety improvements along the US 3 corridor in Manchester.

That doesn’t mean these projects are happening in Pembroke, but it does show that Route 3 continues to be an important regional transportation corridor.

Then there’s the housing side.

Pembroke had 13 closed sales in July 2026, compared with 8 in July 2025. That’s a 62.5% increase in closed sales year over year.

One month doesn't tell us where the market is headed, but it does show that there is plenty happening in Pembroke's housing market.

For buyers, I think the appeal is pretty straightforward.

You can have the more residential, small-town feel of Pembroke while still being connected to Concord, Manchester, and the communities in between.

That combination of location, accessibility, and community is one of the reasons I think Route 3 is worth watching as Pembroke continues to evolve.

Have you ever driven through Bow and thought, “Why does it feel so much quieter here?”

It’s not your imagination.

Bow has a very different development pattern than nearby Concord and Hooksett. While those communities have more concentrated areas of shopping, restaurants, businesses, and larger commercial corridors, much of Bow remains residential.

That matters.

Instead of having major retail areas scattered throughout town, Bow residents often head into Concord for shopping, dining, and many everyday services. That keeps much of the commercial activity outside Bow’s neighborhoods.

Bow also has a more suburban, spread-out feel, with residential neighborhoods, wooded areas, and properties that are generally separated from the busier commercial corridors you find in neighboring communities.

So even when traffic picks up during the morning or afternoon commute, you can still get that feeling that Bow is a little removed from the hustle and bustle.

And for some buyers, that’s exactly the appeal.

You’re close enough to Concord to have convenient access to shopping, restaurants, healthcare, and other services, but you can come home to a community that feels more residential and peaceful.

That balance is one of the reasons Bow continues to stand out to buyers who want convenience without feeling like they live in the middle of everything.

If you’ve been looking at Bedford, I’d encourage you to put Amherst on your list too.

The two towns have a lot in common, but they feel very different. Bedford has a more suburban feel, while Amherst offers more of that quiet New England character with scenic roads, open land, historic homes, and more breathing room.

The July numbers are interesting. Amherst’s median sale price was $694,213, compared with $825,000 in Bedford. That doesn’t mean every home in Amherst is less expensive, but it does show that Amherst can offer a different price point for buyers looking in the same general area.

And despite that price difference, homes are moving quickly. Both Amherst and Bedford had a 5-day median time on market in July. If you find the right home and it’s priced well, you may not have much time to think it over.

Amherst also had 28 new listings in July, up 33.3%, while Bedford had 27, down 25%. For buyers, that means Amherst was seeing more new opportunities come onto the market.

So if you like what Bedford has to offer but want a little more space, privacy, and a quieter setting, Amherst is definitely worth exploring.

Have you ever really looked at East Concord?

It’s an area of Concord that I think is worth putting on your radar, especially if you’re looking for a little more space while still being close to everything Concord has to offer.

Here’s what the broader 03301 market looked like in July:

🏡 $483,588 average sales price
🔑 32 closed sales, up 14.3%
⏱️ 23 average days on market

The interesting part? Prices are still moving up, and we’re seeing more closed sales, while homes are taking longer to sell than they were a year ago.

These numbers are for Concord as a whole, not just East Concord specifically, but they give us a good snapshot of the market buyers and sellers are navigating right now.

And when you look at East Concord specifically, the location is hard to ignore.

You’re close to I-93, Downtown Concord, shopping, healthcare, and more, while still having established residential neighborhoods and plenty of different housing options.

If you’re considering a move to Concord, East Concord is an area I’d definitely have on my list to explore.

Sometimes, the best part of this business is the people you meet along the way.

First, I have to thank the amazing Renee Martin for trusting me with the referral of two incredible first-time homebuyers, Shauna and Kyle. Renee had helped Shauna and Kyle’s family through multiple transactions, and when it was time for them to buy their first home, she trusted me to take the reins.

After looking at just a handful of homes, we found the one... a beautiful home in one of Hooksett’s newer and most coveted neighborhoods, right along the Bow line. With mountain views, lush green lawns, farmhouse-style homes, and that peaceful rural feel while still being close to everything, it checked all the boxes.

Shauna and Kyle had originally been looking in Litchfield and other Southern NH communities, but ultimately, Hooksett won. And as the “Hooksett guy,” I couldn’t be happier to welcome them to town. I’m already looking forward to showing them around, introducing them to some of my favorite spots, and hopefully spending plenty of time together enjoying this beautiful home they now get to call theirs.

What made this transaction so special, though, was the people.

Shauna and Kyle are genuinely two of the kindest, most authentic people you could ever hope to work with. Their family is just as amazing, and throughout the entire process, they showed so much appreciation and gratitude for the work that went into getting them home.

We became friends along the way, and that’s something I’ll always value more than the transaction itself.

They even told me at the closing table that they were sad we wouldn’t be looking at houses together anymore because they had so much fun! 😂 Their friends had been searching for nearly two years, so they couldn’t believe we were able to find the right home so quickly.

But that’s what happens when you get intentional.

We spent time together. I learned about their lifestyle, their work, their animals, how they live, what they needed, and what truly mattered to them. From there, we built a client profile around their life, not just a list of bedrooms, bathrooms, and a price range.

That’s the approach we take at the Tri-Town Home Team.

Real estate is personal. The right home isn't just about the house. It’s about finding the place that fits your life.

There are some real estate transactions that feel like business.

And then there are the ones that feel like life coming full circle. ❤️

10 Lindy Street in Pembroke was one of those transactions for me.

Sarah and Wes are friends of mine. I first met Sarah a few years ago when she became my neighbor downtown in Suncook Village. She owns a boutique salon in Suncook, and we hit it off almost immediately. Somewhere along the way, she told me, “When we decide to sell, we're going to use you.”

I never forgot that.

Over the years, I stayed in touch with both Sarah and Wes and helped them talk through different projects and things they could do to prepare their home whenever the time came.

Then that time came.

They found a property in Pembroke that they really wanted, and suddenly we needed to get their house ready for the market... FAST.

What followed was one of the biggest scrambles I've ever been a part of.

I spent hours with Sarah getting the house ready. We decluttered, cleaned walls, worked on landscaping, laid flooring, staged rooms, and did whatever we could to make the property shine.

I brought some of my own staging items into the house. I had my cleaner, photographer, and videographer ready to go on basically 24 hours' notice.

We worked late into the night, and somehow, within just a few days, we had the house ready to hit the market.

We launched at $300,000 and immediately generated strong interest and multiple offers.

But sometimes life has other plans.

The sale of their home depended on them being able to purchase the next property, and ultimately, the terms on that transaction didn't work for them. Sarah and Wes decided it was best to take the house off the market and wait.

So we did.

We stayed in touch. We kept talking. And eventually, the right opportunity came back around.

Now comes the part of this story that makes it especially meaningful... Austin.

I've known Austin since I was a kid. Over the years, we've stayed in touch, and I had been working with him on and off as he searched for his first home.

When 10 Lindy Street hit the market, I immediately thought of him. It was right in his price range. A single-family home. A detached garage. A great opportunity for a first-time buyer.

I told him, “You really need to come look at this.”

At the time, his buyer agency agreement had expired, so when he came through the open house, I was representing Sarah and Wes as the listing agent. We kept everything completely transparent and professional.

Austin loved the house.

But the timing wasn't right yet.

Eventually, Austin became my client again, and Sarah and Wes and I found ourselves back at the table.

This time, everything aligned.

We negotiated a strategic offer that gave Sarah and Wes the flexibility they needed while giving Austin the opportunity to purchase the home he had already fallen in love with.

And a couple of weeks ago, we closed on 10 Lindy Street.

Austin is now getting ready to move into his first home — his starter home, his own place, and the beginning of a brand-new chapter. And Sarah and Wes are moving on from their starter home into a bigger home as they begin the next chapter of their lives and start a family.

I stood at that closing table and couldn't help but think about how incredible that is. I represented two friends on the same transaction. One friend was moving out of the home where they started their journey and into the home where they're going to build their family. Another friend was moving into that same home to start his own journey.

One chapter ending.

Another beginning.

And somehow, I got to be a small part of both.

That's the part of this business that means the most to me.

It's not just houses. It's not just contracts, negotiations, inspections, or closing dates.

It's people.

It's relationships.

It's being trusted by someone you've known for years to help them navigate one of the biggest decisions of their life.

And sometimes, it's getting to watch one friend's old home become another friend's first home.

That's pretty special. ❤️
