There’s so much drama around sanding + finishing floors…

Most homeowners think they’re comparing the same thing when they collect multiple quotes… and a lot of times, they’re not.

One contractor may be quoting the cheapest finish possible while another is quoting a higher-performing commercial-grade system, and the homeowner has no idea because the finish is usually just bundled into the price.

That matters more than people realize!

The finish you choose affects how your floors wear over time… how they clean, how durable they are and honestly… how the entire house feels when the project is done. Even the same stain color can look different depending on the finish and sheen used.

A family with kids + dogs living in their forever home should not be using the same finish system as a quick house flip or a home being prepped for sale.

This is why I cringe when I see:
“I have 1,500 square feet… send me your pricing.”

There should be an actual conversation before numbers are even discussed. What look are you going for? Do you want ultra matte or more sheen? How do you live in the home? What level durability do you need?

On most of our residential projects, we use a commercial-grade water-based finish because we want clients getting a higher-performing product on their floors. But different projects call for different systems…

You deserve to understand what you’re actually paying for instead of just comparing bottom-line numbers.

These floors completely changed the feel of this home.

The challenge here wasn’t just “lightening the floors.” It was creating a cohesive look between existing pine + oak without ending up orange, washed out or mismatched in tones.

We sampled multiple tones on-site until we landed on the right balance, then finished everything with an ultra matte, commercial-grade water-based finish for a modern look with extra durability.

This is the difference between just refinishing floors + actually designing them.

A lot of flooring showrooms leave people more overwhelmed than when they walked in.

Rows + rows of random samples… hundreds of options + zero direction.

That’s exactly what we DIDN’T want to create at Milahna Flooring.

Our showroom is curated intentionally.

I’m constantly editing things down… pulling outdated styles, floors that don’t perform well + honestly… floors that are just ugly. Every product in our showroom earned its spot.

Which is why working with us feels different…

Because we know our products inside + out.

So when clients come in, they don’t need to become flooring experts before making a decision. They tell us about their home, their lifestyle, their style preferences, what’s staying, what’s changing, their budget, the look they want… + we can usually start pulling options almost immediately that make sense for their space.

We simplify the entire process for people because we understand design, we understand flooring + we’ve already done the hard part of filtering through what’s actually worth considering.

You don’t always need to replace your floors to get a whole new vibe!

This home in Newburyport had a mix of pine + oak, all stained dark. It felt heavy + dated. The goal was to lighten everything up without ripping out any of the floors.

We sanded the floors down to raw wood + worked with what was already there. Since we were dealing with 2 different wood species, the finish had to be cohesive across both. Pine + oak take stain differently, so this part matters more than people think.

We tested multiple samples to get the exact tone. We wanted it light without a lot of warmth, but we also didn’t want it to feel too washed out.

We finished it with an ultra matte sheen using a commercial grade water-based finish. It’s more durable, dries faster + keeps the look clean without adding that heavy shine.

The sheen level changes how a floor feels just as much as the color. Keeping it ultra matte let everything feel softer and more natural.

If you already have wood floors, you have more options than you think. The difference is knowing how to get there.

That meant finding a true middle tone… a balanced wood that brings warmth without competing and softness without falling flat, then carrying that decision through the entire home so everything feels connected.

This is the part most people don’t get guidance on + it’s why the final result can feel off even when each piece looks good on its own.
