Cost per square foot is a useless number.

Small room, long schedule, and more decisions per square foot than anywhere else in the house. The brief was durable, fun, and not something they’d outgrow in two years. We kept the palette tight and let the tile do the work. Two kids use this bathroom every single day. It needed to be able to take a beating and still look good.

Hardware is the jewelry of the kitchen and we almost went a different direction entirely.

We presented three options. Brushed brass. Matte black. Unlacquered brass. Each one took the space somewhere completely different. We ended with vintage hardware found in London paired with handmade pieces for each space. Each space has its one personality. That was the point.

The island does three things. Most people only design for one. Nadine cooks and she hosts those are two different needs. The island handles both. The nook was a bump-out we added specifically for the breakfast area. On paper it’s not a big number. In person, it changes everything about how the kitchen feels.

You walk in and you should feel it immediately. This was a closed-off entry that stopped you at the door. We opened the wall between the entryway and kitchen, and the whole first floor changed.

That’s not a cosmetic fix. That’s a structural decision that sets up every other room in the house.
