Here's a number that surprises people. In the 2025 Cost vs. Value report from the Journal of Light Construction, a midrange minor kitchen remodel returned more at resale than it cost, on national average. A full-scale remodel recouped about half.

That doesn't make a big remodel a bad idea. It means a big remodel is something you do for the way you live, and a smaller update is the move if you're thinking about selling soon.

Past the kitchen, this recent remodel carries the same warm wood tones into the living spaces. There are two fireplaces: an arched one in a veined stone-look surround next to a wood built-in, and a tall surround with a floating mantel in the living room.

Swipe for the smaller details, like the recessed-panel cabinet doors and the lit floating shelves in the built-in niche.

If you're adding shelf lighting, check the Kelvin number on the LED strips before you buy. ENERGY STAR explains it simply: lower numbers give warmer, more yellow light (2200K to 3000K), and higher numbers look cooler and bluer. Using the same number across a room helps all the lights look like they belong together.

A remodel schedule isn't only about how long the work takes. It's also about how long things take to arrive. Custom cabinets, special-order tile and stone all have their own clocks, and they run in a set order.

Cabinets come first because everything sits on them. The counters can't be measured until the base cabinets are in and level, and the stone shop needs your exact sink before it cuts. If you'd like the kitchen finished by spring, fall is the season to make those choices.

When three bids come back with three very different totals, the cheapest one isn't automatically the best deal, and the most expensive isn't automatically the best work. Usually the bids just describe different jobs.

Start by making them describe the same job. Put the line items side by side and mark what each one includes: demolition, haul-away, permits, finishes. And read the state disclosure each contractor hands you. In both Idaho and Washington, it explains how liens work and what you can ask for to protect yourself.

Back to the kitchen from one of our recent remodels, this time up close. The island sink has a spring pull-down faucet with a second, smaller faucet beside it, and one countertop corner is rounded where it turns.

The dishwasher sits flush with the oak-look drawers, and the lit range hood insert between the upper cabinets sends warm light down the veined backsplash.

Planning where your dishwasher goes? NKBA guidelines put it within 36 inches of the sink and recommend at least 21 inches of standing room beside it, so you have space to stand and load while the door is open.

On our side of the state line, permits can come from three different places: your city, your county, or the state. That surprises a lot of people.

In North Idaho, Post Falls and Coeur d'Alene handle plumbing and electrical permits themselves, while Hayden sends you to the State of Idaho. In Washington, L&I handles electrical permits in most places, but the City of Spokane runs its own. The safest first step is a quick call to the building department for your address.

Most people assume the tile is what keeps water out of the walls. It isn't. Grout soaks up water, and over the years it can crack away from the tile edges. The real protection is the waterproof layer behind it, which you'll never see once the job is done.

That's why the best time to ask questions is before tile goes up. Which membrane is going in? Will the shower pan get a flood test? It takes a little time and it's far cheaper than finding a leak in the ceiling below.
