Clean — mop, vacuum, dust, wipe doorways & windows, sweep porches. Make it feel cared for, not neglected. 🧼🪣
Declutter & depersonalize — pack up family photos, bold decor, political items so buyers can picture themselves. 🧳📦
Model-home feel — neutral, bright, curated rooms that act as a blank canvas. 🛋️🎨
If repairs are needed (new carpet, refinished floors), price should reflect that — but visible neglect will make buyers look for more problems. Small efforts = big perception shifts and can help you list for more. 💪💰

Step 5: Preparation for Closing

Closing day in NC—here’s what to expect 👇🏻

• Buyer chooses the closing attorney (required in NC)
• Get insured before closing (think flood/wind if needed)
• Seller provides utility list—set those up ahead of time
• Settlement statement comes a few days before = full cost breakdown + wire amount
• Check your bank’s wire limits 🚨
• ONLY trust wire instructions from your closing attorney

Closing day: sign alllll the paperwork ✍🏻

Then the attorney records the deed… and the keys are yours 🔑
It’s a lot—but a good agent keeps it smooth from start to finish
