Now for the really boring details HGTV won’t bother with: basement windows, trim details, basement stairs, grout color choice, what-to-do-with-that-weird-space-under-the-stairs and trying to get the USPS to actually deliver our mail.

Ahhhhh Porches! Why are porches so key to your front entry? They provide shadow, which breaks up the mass of the house, the provide the perfect space in between public and private, they provide cool air to flow into the house during hot months (the ultimate absolutely free passive cooling mechanism), and a they are a great place to relax and watch the world go by. Let’s design yours!

ON THE BOARDS. Using the power of SketchUp to visualize/model some interior reconfiguration. Since almost every client wants more openness in their existing/dated floor plans, I like to explore options first where we can creatively reuse existing space, and design an addition only if there are no other viable options.

MATERIALS MONDAY. One of the reasons I purchased this 1910 Farmhouse Victorian in 2016 was for its very unique porch railing. It’s a pattern I don’t think I’ve seen elsewhere. But sadly, the spindles began to rot, although the 113 y.o. Porch posts are rock solid! Finding a carpenter who can tolerate my pickiness is a challenge, but he’s doing a great job! I made the investment in mahogany ; today’s fast-growth pine will just rot in a few years. And replaced the porch floor with a composite. Can’t wait for the finished product!

Zillow's latest Housing Market Report predicts housing market will continue to surge another 6.4% by next summer. With so much equity building in your home, and little options for purchasing elsewhere, maybe it's time to that HOME RENOVATION or KITCHEN ADDITION you've been putting off. Call/message me to get started!

Home buyers shrugged off high mortgage rates but homeowners still wouldn’t come to the table, as new listings looked more like frigid February than a typical June
