Part 1: New entry gates, entry hall, living room/dining area, new kitchen, glimpse of the private saline pool, covered lanai, guest bedroom 2 (previous owners used this room as a formal dining room as well), laundry & storage hall, powder room.

I thought I would go ahead and post my own personal walking tour video of Peters and my home in Palm Springs, now listed on the MLS and which had its first open house today! 130 W Racquet Club Rd, #417…3 bedrooms, 2.5 baths, outdoor covered lanai, 2136 sq ft, private saline pool, totally private on all sides.

As many of you know, Peter and I went through a pretty extensive renovation over the last three months, redesigning the primary bathroom, the guest bathroom, the kitchen, refining, and tightening up a lot of detail throughout the house and install installing new front gates to the property. I was thrilled when I was able to remove the pair of lions masks from the old gates…which had been there keeping watch since the late 1970s… and reuse them on our new gates. Giving them a new home and keeping them where they belong made Peter and I very, very happy.

PART 2: Primary Bedroom, New Primary Bath & Dressing Room, Primary Garden & Office:

I thought I would go ahead and post my own walking Interior videos of my home in Palm Springs, give everyone out there and in person tour 😁

Our agent - Scott Ankersen of TTK Properties - said that almost everyone that walked through the Open House today had glowing things to say, but the consistant comment he heard was that the house looks even better in person than in does in the online photos, which is a highly unusual comment! Most homes are somewhat disappointing in person compared to the photos taken of them and posted on the MLS .😆😁

This is me heading into the entry hall and turning right toward the office and primary bedroom/bathroom/ garden side of the house .

All the custom, hand cut corners are done! Took forever, but I’m happy with the outcome and am grateful for the tile and stone guy’s expertise and carefulness.

Next week they start cementing down the coping and installing the 6”x24” water edge tile.

I took a large size scrap of the limestone coping and applied the color enhancing sealer, then placed the porcelain water edge tile beneath it. It’s a pretty darn good marriage. (the 5th and 6th photos below) I want the porcelain tile to look like the limestone coping so that it will appear like the coping and water edge tile is one big chunk of limestone rather than two different materials -

After about 3 weeks of on-again-off-again delays (which means we should’ve been completed by now and have our new pool) the limestone coping is finally being cut and installed. I can’t believe I’m so giddy and gleeful about limestone coping 😬 but seeing corners being created… just seeing the corners being cut and laid in place…made me gleeful.

I’ve been really particular and meticulous about how I want the limestone laid so that there’s not a lot of random pieces here and there, which I think originally made my installer nervous, but now we’re aligned as to why and he’s happy about it.

Once all of the pieces are in place, he’ll then start cutting the six inside radius corners and the two outside radius corners. I can already see how much better the pool is gonna look having outside corners being 45° angle with only the inside corners being radiused.

Just by using the few photos I took today of the living room at 359 Diamond Street while it was being professionally photographed… I wanted to show you guys the “BEFORE” and “AFTER” of that room….give you a sense of how I approach a room’s design, how I want it to function, how I want it to look and feel to potential buyers.

Most buyers don’t have the background knowledge to do a great furniture layout for a living room or family room.

A floating sofa facing the fireplace and a couple of chairs on either side of the fireplace tends to be the typical fallback layout, which more often than not does not maximize the usefulness of the room, leaving quite a bit of the room unused.

So I take it upon myself as a designer first and stager second to make sure I show buyers a great way to layout this main room so that the entire room is used! In this case, this living room is not huge, but I still was able to give it two complete and separate seating areas, taking it from the typical seating for maybe 5 max to 8+  as well as showing the potential buyer how one room can have (1) a cozy, intimate place to sit by the fireplace and (2) a more open and airy place to sit on the main sofa.

I want the room to have an immediate visual “snap!”, be immediately appealing. I want it to be super attractive (of course) and hopefully stylish. But additionally to all that, I want it to be magnetic - it has to draw you into it! Drawing you to come in, sit down, relax, enjoy it! When a house feels immediately like a “home” to potential buyers, when they can immediately feel themselves living in this house, when I myself feel like I could live in this house right now, that’s when I know I’ve done my job.

Literally, just now being photographed! 359 Diamond St., San Francisco. Just a few blocks away from Noe Valley, just a few blocks away from the Castro.

Three bedrooms, one and a half brand new bathrooms, and the most spectacular, excavated, gorgeously terraced and lushly landscaped backyard of your and anyone else’s dreams! Already set up for grilling, hot tubbing, and on the top most level, cocktails and lounging and views that will make you swoon!

OK… I think this is it for the jackhammering. At least the majority of it.

it’s so odd seeing our backyard and pool destroyed in every way….but I know what it’s on it’s way to becoming so that’s always forefront in my mind.

The entire perimeter concrete deck was jackhammered and carted away yesterday. Today it’s the pool and all the pool and raised flower bed tiles that get the jackhammer.

Next they’re digging a 4’ square French drain and installing new pool skimmers. And next week all new plumbing gets updated and installed. .
