Change orders get a bad reputation, usually because somewhere a homeowner got surprised by one late in a project with no explanation. That's not how we handle them.

A change order happens when something outside the original scope comes up: a wall opens up and reveals old wiring that needs replacing, a homeowner decides mid-project they want a different tile. Those things happen on almost every job of any size.

What matters is whether you're told before the work happens, with a clear reason and a clear cost, or after the fact with an invoice. We do the former, always.

If you've been burned by surprise costs on a past project, ask us how we handle scope changes before you sign anything.

Storm damage claims move faster and smoother when the contractor working the repair knows how to talk to adjusters, not just swing a hammer.

We document damage the way insurance companies actually need it documented: photos, scope of work, detailed estimates that match their line-item process. That paperwork is often the difference between a claim that gets approved quickly and one that drags out for months.

We're not the insurance company and we don't work for them, but we've been through enough of these claims to know how to keep your case moving.

If you're dealing with storm damage and dreading the insurance process, let us handle the documentation side while you focus on everything else.

Adding a second story or a room addition isn't just building up or out, it's making sure the existing structure can actually carry the new load. That's an engineering question before it's ever a construction question.

We start additions with a structural review: footings, load paths, how the new framing ties into what's already there. Skipping that step is how additions end up with problems years down the road that are expensive to trace back to the source.

Florida also adds wind load requirements on top of the structural math, which changes how a second story gets engineered here versus somewhere inland.

If you're considering adding on, we can tell you early whether your existing structure supports it and what it'll take.

A kitchen or bathroom remodel touches almost every trade we run in-house: plumbing, electrical, framing if you're moving walls, tile. That's exactly why we keep it under one roof instead of subcontracting each piece out separately.

One point of contact means one schedule, one team accountable for how the pieces fit together, and no finger-pointing between trades when a change comes up mid-project.

We walk clients through the sequence before day one: demo, rough-in, inspections, then the finish work everyone's excited about.

If you're planning a remodel and want a team that actually coordinates the trades instead of just managing subcontractors, let's talk.

A lot of contractors treat permits and inspections like a hassle to get through as fast as possible. We treat them as a checkpoint that protects you.

Every permit we pull means a third party is verifying our work meets code, not just our word for it. Every inspection we schedule is a chance to catch a problem before it's buried behind drywall or covered by a slab.

We're not trying to rush past that process. We build knowing an inspector is going to look at it, because that's exactly how it should work.

If your last contractor skipped that step, ask us what your project would look like done right.

Building a custom home is a lot of decisions, and most of them happen before the walls ever go up: where the water lines run, how the foundation is engineered for your specific lot, what the framing looks like behind the drywall you'll never see again.

We walk every client through those decisions instead of making them behind the scenes, because the stuff you can't see after move-in is the stuff that matters most 10 years down the road.

If you're planning a custom build in Sarasota or along the coast, we'd rather spend an hour explaining the process upfront than surprise you with change orders later.

Florida building code isn't a suggestion to us — it's the minimum.

When we build on the coast, we're not just meeting hurricane wind load requirements to pass inspection. Every foundation, every connection, every piece of framing is engineered and installed by our own crews, the same people who have to stand behind it when the next storm comes through.

That's the difference between a home that's built to code and a home that's built to last. We've seen too many "finished" projects around Sarasota that technically passed but were never going to hold up long-term.

Building new or reinforcing an existing structure? Reach out and we'll walk your property with you.

Hurricane season runs through November 30, and impact window lead times run several weeks. Ian landed September 28. Milton landed October 9. Waiting for the next storm on the forecast usually means waiting too long.

Three ways to buy:
• Supply-only, FPA paperwork included
• Use your own installer
