Who says incredible results can’t happen anymore in this market?! 👀

With so much conversation in the industry about slower sales and cautious buyers, we love getting to share success stories like this one!

This beautiful Ravenna Craftsman home, listed by Curtis Brown, went pending in just 5 days and officially sold for $110,000 OVER ASKING! 🎉

For the staging, we worked with the home’s existing gray and blue walls and finishes, using a soft neutral palette with blue accents throughout to create a cohesive look. We focused on furnishing each space in a way that made the rooms feel comfortable, functional, and easy for buyers to envision themselves living in.

And while staging is just one piece of the puzzle, results like these show what’s still possible when thoughtful preparation, strategic pricing, professional staging, photography, and great marketing all come together.

With more inventory on the market and buyers having more choices, not every home is going to sell quickly. But success stories like this are an encouraging reminder that strong results are still possible. SO MANY SEPTEMBER SALES, WE COULDN’T FIT THEM IN ONE POST 👀🎉

There’s a lot of noise around the housing market right now after interest rates rose above 7% a few weeks ago, so we thought we’d share some encouraging news in an uncertain market…

September was a GREAT month for many of our clients! 🏡👏🏼

We had so many SSTS-staged homes sell in September that we have to split our monthly roundup into two posts.

THE GOOD NEWS: We are still seeing homes going pending quickly and listings selling over asking with multiple offers, and we’ve loved watching the good news roll in. 🥰

WHAT WE’RE NOTICING: The market may be shifting, but buyers are still out there buying. When buyers have more choices, what we’ve found is that strong preparation, thoughtful staging, beautiful photography, strategic pricing, and great marketing make all the difference in getting that sold sign up! 👈🏼👈🏼👈🏼

PENDING! ✨

This beautiful luxury Mercer Island home went pending quickly even in a slower market! 👏🏼

Set on a quiet Westside cul-de-sac with sweeping Lake Washington views, this home has so much to offer, from its rich woodwork and beautiful architectural details to its expansive living spaces, view deck, and incredible primary suite. 🏡

👉🏼 This project was also a great example of what a blended stage can do.

A full, vacant stage isn’t always necessary or in the budget, and when a home already has some pieces that work well, we can thoughtfully mix them with our inventory to create a finished look that feels cohesive and intentional. It can also be a great option for sellers looking to be strategic with their pre-listing budget without sacrificing the overall presentation of the home.

For this home, we worked with the existing furniture and kept our additions transitional in style to complement it. With so many beautiful warm wood tones throughout the house, we brought in soft neutral upholstery to balance them out, then incorporated green accents tying into the owner’s accent chairs and repeated them from room to room to tie the overall design together and help bring in the gorgeous nature views in. 🌿

And this listing came together FAST. Huge congratulations to Kelly Weisfield | Seattle & Eastside Realtor and Evianna 💃🏻 who pulled off an incredibly quick turnaround for her clients and brought together all the details needed to get this home market-ready in a short amount of time. Just a few things we find to be kinda chic… 💅🏼✨

After 20+ years, we’ve learned that every home needs something a little different, and each seller’s situation is a little different.

That’s why every stage we design is completely custom, with so much of our inspiration coming from the home itself and the features that make it unique.

👉🏼 Sometimes that means embracing bold paint colors to save painting budgets, sometimes it means pulling out our real MCM pieces to lean into existing features of the home, and sometimes it means keeping things simple and letting an incredible view do the talking.

We love getting to be creative with every home that comes our way and finding ways to work with what’s already there rather than changing everything just for the sake of selling or making every listing look the same.

20+ years, two generations, and countless homes staged later, we still think home staging is pretty chic!

SNEAK PEEK 👀

Yesterday’s stage came with some pretty incredible scenery 🌊This gorgeous waterfront home has breathtaking views, and our design team knew from the beginning that they needed to be the star of the show.

We incorporated the homeowner’s own pieces for a blended staging design that was warm, neutral, and inviting, allowing the eye to naturally travel toward the water rather than competing with it. Subtle colors and organic elements inspired by the surrounding landscape helped bring the outside in and create a natural connection between the home and its stunning setting.

👉🏼 When the view is this good, the best staging strategy is to let the design take a step back and let the views take center stage.

With an incredible West Seattle location, beautiful natural light, spacious rooms, and standout finishes throughout, it’s easy to see why buyers fell in love so quickly. 😍

For the staging, we started with a neutral foundation and pulled our accent colors directly from the home itself, taking inspiration from the gorgeous wood-beamed ceilings and blue kitchen. Carrying those tones throughout created a cohesive design that felt intentional while allowing the home’s unique finishes to remain the stars of the show.

Another great example of why we believe staging should be designed custom for the home, rather than bringing the same look into every listing.
