When you have a massive living room but need a separate family space, modular is the only way to make it work.

I knew immediately a traditional sofa would eat up the room - you need at least 3 feet behind it, which would push me halfway across the space and kill the balance.

The biggest staging mistake is pushing all the furniture against the walls.

I left space around this bar area on purpose - so people can actually move through the room and use it the way they'd live in it.

Here is the staging rule I trust most. If something about your home feels strange to you after it is staged, it is going to feel that exact same way to every buyer who walks in.

You live there. You know it better than anyone. So when the setup feels off to you, say something, because buyers will feel it too.

There is a reason this living room feels open instead of crowded, and it comes down to one decision.

A modular sofa is not really one piece of furniture. It is a set of options, and that is its quiet superpower.

It is tempting to lock it into one obvious shape and call it done. The magic happens when you take it apart.

In this room, I separated the pieces and placed each one with intention. That single move let me do three things at once. I pulled part of the sofa closer to the wall, so the fireplace stayed open and visible. I kept the path to the sliding patio door clear and easy to use. And I let the seating wrap the whole room as one generous configuration, exactly how this space deserved to be shown.

That is the beauty of going modular. Placed well, it makes a room feel larger, more open, and more inviting all at the same time.

Look once. Then look again.

The taupe begins in the cabinetry… then returns in the sofa.

The black of the light fixtures repeats again in the coffee table finishes and small accessories.

That is what creates cohesion.

Not matching.
Repetition.

When colors, materials, and finishes quietly echo throughout a home, everything begins to feel connected.

The home stops reading room by room… and starts feeling like home.

One of the very first things I look at when staging a home is the layout.

Not the decor.
Not the accessories.
Not even the furniture itself.

How the room flows…
How someone naturally moves through the space…
What the eye sees first when walking in…

That changes everything.

A well-planned layout can make a room feel larger, calmer, more functional, and more inviting before anything else is added.

That is where the foundation starts for me every single time.

A buyer will see your home in a photograph long before they ever walk through the door.
That photograph is decided in furniture placement — and most rooms are working against themselves before the first showing is ever scheduled.
Every piece in a staged room has to be positioned with two things in mind: how the room reads on camera from any angle, and how the space feels the instant someone walks in. Both matter. Both are decided long before the listing goes live.
Two mistakes consistently work against a home. Pushing every piece against the walls flattens the room and removes its center. Crowding seating in front of the fireplace buries the feature meant to be drawing the eye.
Proper positioning is not about filling a space. It is about composing it — pulling furniture inward to define how the room is used, leaving the architectural features visible, and making sure the home photographs and lives equally well.
Staging is how a home is marketed in two dimensions and felt in three.

I tell clients to take a photo of their staged room and ask themselves: would you click on this house if you saw it on the MLS?

That simple test changes everything. Because if it doesn't photograph well, it won't sell well.
