The December '25 issue of Building Design and Construction reported that senior housing occupancy rates are climbing every quarter and the supply of units is struggling to keep up. Assisted living occupancy jumped to 87.2% in the third quarter of 2025, while active adult occupancy was at 92.1% .

In the December '25 issue of Building Design and Construction a RentCafe market report notes that adaptive reuse projects saw record gains in 2024. The number of apartments resulting from converted buildings was 24,735 – a 50% increase over 2023. A significant number of these apartments were in converted hotels, a fast-growing sector of the adaptive reuse market.

Crumlish & Crumlish Architects has been commissioned to help design restoration efforts for the Monterey RR Depot in Monterey IN. It was built for the Erie Railroad in 1882 as a classic three-room depot.

Last used over 50 years ago, here are some photos of the station as it stood in late 2024, and some recent photos of the initial roof repair work now underway. First plans are to repair the exterior overhangs and roof deck and place a new slate roof over the privately-owned, 140 year old structure.

The Near Northwest Neighborhood Community Center, which once housed the VanBuren Market, was designed by Crumlish & Crumlish Architects and construction was completed in 2013. This block on Portage Avenue, which also was home to Minkler Hardware, includes a bookstore, coffee shop, and the NNN offices in addition to the Commmunity Center. Crumlish & Crumlish received the Michiana Builders Association award for Excellence in Commercial Interior Renovation for this work.

In the July-August issue of Pro Remodeler magazine, the Home Improvement Research Institute's most recent forecast is featured which reports that the home improvement market growth was recently revised downward from 5% to 3.4%. Factors include rising costs and tariffs regarding building materials, a slowing of consumer spending and income growth, and a cooling labor market in the second half of 2025.

Dedicated in 1950, Temple Beth-El on North Lafayette Boulevard in South Bend has stood for over 70 years. In 2022, the building was sold and the new owners opened The Portage School of Leaders in 2024; the addition/renovation was designed and renovated by Panzica Construction.

In the late 1980's, Liberty Mutual Insurance built an insurance and billing call center at 100 Lincolnway West in Mishawaka. Around 2019, Liberty Mutual closed the call center, and the City of Mishawaka purchased the building. After an extensive renovation designed by Alliance Architects of South Bend, the building now houses City Hall, Mishawaka Utilities, and the Mishawaka Police Department. This new complex opened in the Fall of 2022.

Designed by Pereira & Luckman of Los Angeles, WSBT Studios opened in 1956 at the corner of Lafayette & Jefferson.. WSBT moved their headquarters to Mishawaka in 2008, leaving the downtown building closed for a short time. Meanwhile WNIT, needing a new home, after their Elkhart location was damaged by fire, purchased the former WSBT building for WNIT in 2010. The Troyer Group designed the current, new facade and interiors.

Opened in June of 1973, the Royal Inn located in downtown South Bend was originally built with “balconettes” on every room accessed by doors. About 20 years later, these small balconies were removed and the doors were replaced with windows. Side note, Elvis Presley once stayed at the Royal Inn, after his concert at the ND ACC in 1976.
