Before 2026, applicable VAT on real estate in Ghana was just 6% (5% VAT + 1% COVID Levy). But since the implementation of the VAT Act 2025 (Act 1151) from 1st January, 2026, VAT on almost all residential real estate is now 20% (15% VAT + 2.5% NHIL + 2.5% GETFund).
