The latest post is about a little reno drama.

December 27, 2013, How One Failed Inspection = More Takeout. Normally, I love takeout. I love not having to decide what to cook and I love just throwing all of the mess away when we are finished. I have to say, though, I am tired of driving somewhere every night to pick up dinner. All of our inspe...

Here's May's article. I'm still looking for questions, so feel free to ask away!

Q: I really want a change in my master bedroom. Right now it is a blank slate in “builder’s beige”. Can you give me ideas to finish our room and make it feel like a retreat?

A: Some of the least expensive things can be done to update a room. The trend in Master bedrooms right now is towards Hotel Chic.

Your first step is to find some fabric or drapery that you love, or even a piece of furniture you plan on using in the space. This will be your color inspiration.

After you have your color inspiration, let’s turn to determining a focal point. Usually the bed is the focal point in a Master bedroom. Wallpaper is a great way to achieve a focal point and is very popular in upscale hotels right now (see first photo). If you limit your wallpaper the wall the bed is placed on, you lower your cost and might even be able to budget in a really fabulous wallpaper. Now, if you are having flashbacks of the 80’s and don’t want to use wallpaper, you could use a stencil, in a large scale pattern, and paint the wall behind your bed. By using a large scale in your stencil or wallpaper, it will create much needed drama.

As I mentioned before, the bed is usually the focal point in a Master bedroom. An inexpensive way to treat the bed to an updated, chic hotel look is to use an upholstered headboard (see second photo). This can easily be made with a piece of plywood, covered with cotton batting, then fabric. If you really want to dress it up, you can use nail-head trim around the perimeter of the headboard. As far as what fabric to use, try to either use a neutral linen type fabric, or go dramatic with something that coordinates with your drapes.

In terms of bedding try going white or neutral, you don’t want too many patterns conflicting in your space. If you decided to use large scale pattern paint or wallpaper on your walls, it would be wise to use a drapery that complements. For example, if you used large scrolling wallpaper or even a floral print, try using silk drapes with a subtle stripe or plaid. Or, if you went with a geometric diamond, you could use a floral. The point is you don’t want too many different florals, or too many different geometrics, as they will compete in your space.

Lighting is another great way to bring your eye to the focal point. You could use a lamp on a nightstand, or even use wall sconces that swing in over the bed and back away from the bed when not in use. Lighting is a great way to bring some bling and sparkle into a room as well. You have a great many options, such as: glass, mirror, and chrome, or something with crystals on it. Think of the lighting as your jewelry, it really makes a room look finished, just as jewelry finishes off an outfit.

Next, to make a Master bedroom feel like a retreat is to provide seating. If you have limited space, you could try an upholstered bench at the end of the bed. If space is more abundant, a couple of nice upholstered chairs with a table between. This creates a nice intimate space. Try grounding the chairs with a rug to make it feel cozier. Also, lighting is important here, as people typically use this space to read.

Finally, don’t forget about hanging artwork, placing photos, putting a throw on the bed or near your seating and accessorizing with some books and flowers. Good luck! I look forward to hearing about your sweet retreat!

Q: Our family room in our walkout basement has two windows on the same wall that are fairly close to each other. One of the windows has a soffit over it. How do I work with the soffit to make it look even with the other window?

A: There are a couple of ways to visually eliminate the soffit. The first is to treat the soffit in the same manner as the surrounding wall. If you are looking straight on at the soffit, you would paint or wallpaper the front vertical face of it, as well as the horizontal underside of it in your wall color/paper. Another way to tie it into a design element, is to build in bookcases on either side of your window, running them all the way up to the bottom of the soffit. Then you would be able to make a nice bench for play, relaxation or storage under the window between the bookshelves. When hanging your drapes, you will need to keep them hung at the same height. Here is where you might trick the eye a bit and choose a color similar to your wall color. This will help the eye to continue around the room, instead of being drawn to a stark color contrast between your wall and window treatments. In the first photo, you will notice the soffit is treated as an architectural element. They have done the opposite of what I have suggested to you, because they desire the eye to be drawn to it as a focal point. The photo should help you see how having such a contrast draws your eye to the dark areas first. The second photo illustrates the concept of painting the soffit the same color as the wall and using a fabric that is close to the wall color, except for the black vertical stripe on the edge of the drapes, which again draws your eye directly to the soffit. I hope this has given you some ideas. Please send a photo of your finished family room; I look forward to seeing the outcome.

Q: Why do all the designers put a rug on carpet? I did it and it walks-how does one keep it from doing that? It is 9'x 12' silk and rather heavy.

A: Thank you for your question. Many times a rug is used to define a space and make it feel more intimate. With our current trend of open spaces, it helps define the living room from the dining room, dining from kitchen, etc... Also, it is a great way to incorporate more pattern and color into your space.

When placing your rug, try to place the front legs of your furniture on it. A common mistake is to buy a rug that is too small, or float it out in front of your furniture. By placing the front legs of your furniture on the rug, you have made the rug feel grounded and like an integral part of the room. Placing your furniture on it will also keep your rug from moving.

There are rug pads in the market to keep your rug from walking. Make sure to use the correct pad, as it can prolong or shorten the life of your rug. It really does matter what kind of floor you are placing your rug on. If it is a hard surface, tile, wood, and concrete, you need an entirely different pad than you do when placing your rug on carpet.

I hope that answers your question!
