Some design decisions feel like extras until you see what the room feels like without them. Especially in the sunshine state!

These are the ones clients almost talk themselves out of, and then never stop being glad they kept:

1. Window treatments with a liner.
Drapery in a Tampa Bay home isn't just finishing a room, it's protecting everything in it. UV exposure degrades everything in its path, and most people don't realize it until something starts to fade. Lined drapery hung at ceiling height blocks direct UV, reduces heat coming through the glass, and takes real pressure off your AC. It looks like a design decision, but it's also doing a lot of quiet work behind the scenes.

2. Interior wall insulation during a new build.
Standard Florida construction insulates exterior walls. Interior walls stay hollow, and nobody seems to brings this up during the build unless you ask. The difference between a home that holds sound and one where every conversation bleeds through the walls comes down to a conversation that needs to happen before the drywall goes up. It costs almost nothing relative to the project. It's nearly impossible to fix after.

3. Textured or grasscloth wallpaper in one room.
Every client who almost talked themselves out of it ends up making it their favorite thing about the house. Used in one room, it changes how the whole home feels because suddenly there's a space with a different weight and presence to it.

The contractors I work alongside love when clients come in asking the right questions.

Here's where to start:

1. "What happens on your end if my finish selections aren't finalized before demo starts?" Tile, plumbing fixtures, cabinetry…these need to be locked in before the build gets moving, rather than figured out during. A contractor with a clear decision deadline built into their process is doing you a favor. Ask for it upfront.

2. "How do you sequence trades, and who's responsible if one damages another's work?" There’s a lot of moving parts going on in the same space. Thankfully, good contractors have a clear answer for this. It's worth asking so everyone's on the same page before work starts.

3. "If something unexpected turns up inside a wall, what's your process before work continues?" In Florida especially—old plumbing, mold, structural surprises—it happens. Knowing the communication process upfront means no one is caught off guard when it does.

The best builds happen when homeowners and contractors are genuinely aligned from the start. Save this before your next conversation.

We've seen what happens when a designer comes in late to a project. It's not pretty.

And it's why we always say the same thing: hire your designer before you hire your contractor, or hire them at the same time.

When this isn't the case, by the time construction is mid-build, decisions that should have been design choices are already locked in, and everything after that is damage control.

From the start, we work alongside your contractor so the space you see in your design presentation is actually what gets built. No surprises, no retrofitting.

So, trust us when we say: hire the designer first. Everything else runs smoother when you do.

Real talk from someone who really, really loves what she does.

After years of designing across the Florida Gulf Coast, 3 things keep proving themselves true.

1. Florida light will expose every finish decision you made in a showroom. What looks warm and inviting under store lighting looks completely differently when the Florida sunshine comes into the picture. This is why I never skip the step of holding each selection up in the actual space before anything gets ordered. Bases covered!

2. New builds in this market, especially in St. Pete, Sarasota, and the Clearwater area, come with generous square footage and soaring ceilings that most furniture plans aren't sized for. Scale has to be designed for, not figured out after delivery day.

3. Clients almost always underestimate the indoor/outdoor relationship until they're living in it. When that connection isn't designed intentionally from the start, the interior ends up feeling like it belongs to a different home entirely. Getting those spaces to talk to each other is one of my favorite problems to solve.

Forget Florida man, we’ve got Florida homes to worry about.

These are 5 things I'd never put in a Florida home:

1. Untreated solid wood furniture. Humidity warps it. Sealed finishes and engineered alternatives hold up.

2. Velvet or heavy wool upholstery. It retains heat and moisture in a climate that already has too much of both.

3. An all-white interior. Florida light is intense. It washes white out completely and shows every mark.

4. Dark, heavy window treatments. You live here for the sunshine, right? Blocking it defeats the whole point.

5. Literal coastal decor. The shells, the rope, the anchor pillows, you know. The feeling of living near water should come through in how the space is designed.

You’ve got enough furniture, but do you have enough variation?

When everything sits at the same height—sofa, side table, lamp, decor—the room goes flat. There's no movement or place for the eye to settle. Add something low, something tall, something that breaks the horizontal line.

Art is the other one we see constantly. Too small for the wall, hung at eye level instead of relating to the furniture below it, or absent entirely because it felt like a finishing touch instead of part of the design. Our recommendation? Don’t do that.

Then there's finish contrast. If everything is matte or everything is wood or everything feels like its from the same texture family, the space has no depth. One reflective surface, one rough material, or one thing that behaves differently are all fixes.

And something living. A plant, fresh stems, anything organic. It sounds minor until you see a room without it.

The projects that go smoothest aren't the ones with the biggest budgets. They're the ones where design was part of the conversation from day one.

When I'm working alongside a builder early, everything gets thought through together: the layout, the flow, how rooms connect, where natural light lands, and how the finishes, lighting, + hardware all tie together.

Nothing gets decided in isolation. Nobody's backtracking because a tile was ordered before anyone thought about the cabinet finish next to it. 😅

For homeowners it means the home actually works the way you imagined it would.

From bare bones to botanical paradise This breakfast nook went from builder-basic to a space that feels like you’re dining in a secret garden. Sometimes a room just needs permission to be bold.

This breakfast nook sat empty for months. and we had a transformation in mind for our clients!
It had good bones but zero soul.

Here’s what we did to transform it from an afterthought into the room they use most:

Wallpaper-The Morris & Co. Honeysuckle & Tulip wallpaper in deep teal brings architectural interest to every wall, making the space feel intentional and layered.

Dining Table– A round pedestal table in warm oak anchors the room and maximizes seating in the bay window footprint.

Texture Added– Cane-back dining chairs soften the look while keeping sightlines open to those gorgeous views.

Upgraded Light fixture– An aged brass chandelier with linen shades creates warmth and draws the eye up to the beautiful crown molding.
