Part of full-service design? Telling you what not to do.

A few ideas we’ve talked clients through:

• Accent wall behind a planned built-in — looks lopsided once it's in�

A site visit is so much more than a walkthrough. It's where the design gets pressure-tested in a sense.

We're checking:
• Tile layout direction before it's grouted in
• Outlet placement so it doesn't end up behind a built-in
• Cabinet hardware spacing before the doors go on
• How finish samples actually read against the floor in real lighting

And when something doesn't line up, we're already connecting with the contractor or architect before it turns into a change order.

Site visits can save a lot of backtracking once walls are up.

Retail markup feels manageable. The surprises after checkout don't.

What nobody tells you is that furnishing a home comes with a whole second layer of logistics after you've committed. Vendors adjust lead times, products go on backorder, deliveries get rescheduled, and return policies can feel very different when something arrives damaged.

And then there's the timeline.

Many homeowners assume once selections are made, everything arrives exactly when expected. In reality, furniture and finish lead times can shift, vendor availability changes, and unexpected construction or installation delays can impact even the most carefully planned schedule.

This is why we always encourage clients to plan ahead whenever possible. Projects with extremely tight timelines often create unnecessary stress for everyone involved. The best design experiences happen when there is enough time to make thoughtful decisions, coordinate deliveries, and allow the process to unfold as intended.

At Modern Design Homes, we believe a successful project begins with a clear process and realistic expectations. The timeline we provide is based on timely client feedback, approvals, and the agreed-upon scope of work. Your entryway isn't too small. The measurements might be off though.

We hear this a lot, “Our entryway feels cramped no matter what we do."
Usually, it's not the size of the space. It comes down to planning.

Here are some numbers that actually matter:

• Width — you need at least 36 inches of clear space to move through comfortably. For a main entry that sees real traffic, 48 inches is better.

• Console depth — cap it at 16 inches. Anything deeper starts blocking the path whether it looks like it or not.

• Mirror — center it between 57 and 65 inches from the floor. That's where most adults' eye level lands and it'll feel natural instantly.

• Light fixture — the bottom should clear 7 feet from the floor. To figure out the right size, add your room's width and depth together in feet. That number in inches is roughly your fixture diameter.

• Rug — leave 6 to 18 inches of floor showing on all sides. A rug that runs edge to edge makes a small space feel smaller.

Save this before the shopping begins.

You can buy good furniture and decor and still have a room that doesn't feel high-end. Usually it comes down to three things nobody told you to prioritize.

1. Texture on at least one surface. Slat wall, plaster, limewash, paneling…something with actual dimension that shifts with the light.

2. Curtains at ceiling height. The rod goes up, the fabric hits the floor, and the room follows.

3. A focal point built into the space. TV surround, fireplace wall, an architectural moment planned before anything else goes in.

Square footage tells you how big a home is. Layout determines how big it feels. These are the layout decisions that determine whether your home feels like the square footage you bought, or smaller.

Ceiling and door height — Builder standard is 8' ceilings and 6'8" doors. We push for 9'–10' ceilings and taller interior doors wherever the plan allows. The difference in how a room feels is immediate.

Sightlines — The uninterrupted visual path from one space to the next. What you see when you walk in the front door, look down a hallway, or stand at the kitchen. Good sightlines make a home feel open and connected. Poor ones make it feel fragmented regardless of total square footage.

Circulation — The paths people move through every day. Door swings that conflict, hallways that funnel traffic through the wrong place, rooms that feel awkward to get in and out of. These get worked out on paper or they become permanent. All of these are preventable when a designer is in the room before the builder breaks ground.

Two rules. One I'll defend anywhere. One I ignore on purpose.

The one I agree with: Scale always matters.
A beautiful piece in the wrong size can make an entire room feel off. Too small and it disappears, too large and nothing else works. Get the proportions right and the room does most of the work.

The one I break: everything has to match.
A home that's too coordinated feels like a showroom, not a life. Mixing metals, wood tones, textures, a few pieces that weren't "supposed" to go together is what makes a space feel like someone actually lives there.

Three things coming up on almost every Tampa Bay design project right now:

1. A butler's pantry or secondary prep space. Clients want to keep the main kitchen looking pristine when they're entertaining. They want a dedicated staging zone between the kitchen and dining makes that actually possible.

2. A statement backsplash. Full quartzite slabs or bold patterned tile behind the range. This is being treated as the art moment in the kitchen.

3. An outdoor kitchen that's actually designed. Clients are wanting a full entertaining setups with weather-resistant cabinetry, refrigeration, and covered structures built for year-round use.
