I haven’t seemed to remember to take vids and pics on the last few projects, but we just wrapped up this refinish in Bear, Delaware.
We cut in some vents, did a few repairs, sanded and finished everything.

Before and after of removing some old flooring to replace with new site finished 3, 4, 5” pattern red oak stained a traditional color and finished with a modern finish.

The existing wood floor was incorrectly installed by one of the big names in our area and it failed. Any wood flooring planks wider than 4” needs to be glued and have proper acclimation and moisture barrier underneath.
The floor they installed shrank so much that you can fit 5 credit cards stacked in between the gaps. It was only nailed and all the fasteners are loose, resulting in a super squeaky and unstable floor. The sanding shows chatter and scratch that reeks of a rushed project or just lack of/poor craftsmanship.
When we install a floor, I use 1 control plank for every 100sf, that I read the moisture and measure with a caliper to see how much that plank has swelled or shrinks over the time the floor is acclimating and throughout the install. I keep the measurements right in the plank and label the plank for the room it is in. The goal is to have little or no movement, so the floor looks like the day we left for its lifetime.
-We will be returning to remove and replace the floor in kitchen and dining room as the next phase of this project gets put into motion in the future.
