Mekong Capital Office headquarter designed by T3 ARCHITECTS in Saigon combine elegance and sustainability, luxury and wellbeing.

Natural stucco on walls (no painting with chemicals), solid wood partitions (no mdf full of chemicals), engineering wooden floor (no laminate full of chemicals). The result is that employees working here feel good, breath a pure filtered air, enjoy plants which also help to improve air quality.

Lighting designed by kobi lighting studio offer probably the best lighting in Vietnam for an Office, as it follows some standards of international 5* hotels. Timeless is also important for T3 Team which expect that Mekong Capital will keep our design for several decades...

Recently, T3 ARCHITECTS did a competition to design a temporary building with the goal to recycle 80% of the materials after dismantling. Quite challenging!

That's why T3 Team decided to use:
1️⃣ material easily recyclable (steel structure, glass windows)
2️⃣ low carbon & bio-sourced materials (wood, rice husk for insulation)
3️⃣ recycling plastic panels for facades (very efficient way to stock plastic waste and reuse the panels for future projects).

T3 also paid attention to follow the bioclimatic principles to protect facades from sun exposure and main wind (during rainy season) and try to be as low energy as possible by isolating the roof and facades with a strong insulation (rice husk). It can be a good manner to reduce the waste of the construction industry by designing with this sustainable approach.

The Cocoa Project designed by T3 ARCHITECTS is a good example of reducing significantly carbon emission in the construction sector.

On average, a renovation allows to divide carbon emission by 10 compared to a new construction (source: French National Agency of Housing - Anah). That's the reason why T3 Team always push his Client to go for renovation, before considering the aesthetic aspect of the project which come at the next step.

Then, of course, when the potential is as interesting as The Cocoa Project location, heritage preservation is also a real consideration for T3 Team, to highlight this heritage and make it alive again for the current and future generations.

Some tests of rammed earth walls for a residential project designed by T3 ARCHITECTS in Ho Tram - Vietnam.

There are several reasons for building such a main wall: the first being to use a local geo-sourced materials to limit the impact of the construction; then, the idea is to support our contractor to master some new sustainable construction techniques and make sure he can reuse it in other projects in the future; and finally it is to create a unique design which also improve the comfort for customers due to the fact that earth is a very good humidity regulator, which makes a lot of sense in a Tropical country.

There is still a lack of knowledges about those techniques in Vietnam so T3 Team should make some tests and R&D itself (and takes some risks) before being sure that all works well for a durable construction.

It is part of the mission of architects to go towards a more sustainable future to limit the negative impact of the construction sector.

Mixed used project designed by T3 ARCHITECTS in Cambodia comprising retails, offices, clinics and housing.

The goal is to bring the bioclimatic principles to design the facades of all the buildings, depending on their specific orientation to ensure a very good thermal comfort during hot season and avoid an over consumption of AC.

The objective is also to offer balconies for all apartments and make sure people can enjoy a private outdoor space, which is a very efficient sun protection at the same time. The roof is properly insulated to offer the best comfort even for the upper floor with duplex apartments. Plants on balconies bring nature into the city center of Phnom Penh but also participate to refresh and clean a bit the air.

The T3 Team focused on the proportion of the building to get a clear difference between the Retail area (GF +mezzanine), Offices and Clinics (mid part) and Residential (upper floors).

T3 ARCHITECTS received the GOLDEN AWARD of the BEST F&B project Vietnam 2022 for The Cocoa Project (Pastry & coffee shop) by VDAS Design Association | HCMC . Vietnam.

Wonderful and Meaningful Concept from Gricha Safarian and Khanh-Linh Lê , with the support of T3 ARCHITECTS (architecture & interior), Khoa Do (main contractor), ANTHONY DESGRE (landscape design), Steven Baeteman Studio (lighting design) and à few other people involved... Congratulations to all of them!

Good to receive a GOLDEN AWARD for such a renovation project, promoting the Vietnamese heritage from the Modernist Tropical period, as part of the history of Saigon City and probably one the nicest period in terms of Architecture, as it was a design following principles (before the use of ), using local materials, and keeping some natural soil around the building to avoid issue. Maybe some good example to remember today, where HCMC is in danger due to the of the soil, , overheating, loose of common sense which was partially replaced by high-technologies... Let's hope this project will influence more local designer to learn from the Past and will respect the local heritage to give it a second life!

T3 ARCHITECTS received the GOLD AWARD by VDAS Design Association | HCMC . Vietnam for the Best Office Design 2022 for the Mekong Capital headquarter in Saigon.

It is not only a question of an efficient layout; T3 Team also focused to design the most healthy working place in Vietnam, starting by using mainly natural materials (stone, solid wood, natural stucco), avoiding any chemicals to get the best air quality including the best air purifier system, a high level for the lighting system designed by kobi lighting studio to limit the blue ray and make sure we respect the human circadian cycle, and finally by planting many plants made for interior and supposing to purify the air as well as bringing natural element to get a more peaceful atmosphere for employees. Nice to see that this kind of approach, far from a pure formalism as very often in Vietnam, start to become "trendy".

Let's hope it can influence more company to offer the best working conditions and attract talents, especially the young generation which is more and more sensible and aware about those question about sustainability and wellness.

T3 ARCHITECTS is happy to present the Coconut Club located in Cambodia, an example of a bioclimatic building naturally ventilated, promoting natural materials (bamboo ceiling, bamboo louvers) for finishing (unfortunately not the main structure made to last several decades).

T3 Team also proposed some suspended planters to create some shade on the building (and bring more comfort for users) as well as to get the feeling to be surrounded by nature in the City center of Phnom Penh. We have specified Veronia Eliptica at it grows very easily with low maintenance and a very limited need of water.

Ceiling fans improve the thermal comfort and the use of AC is limited to some specific area (kids club, meeting room) with the intention to save energy and limit global warming. The mood is clearly tropical, with a strong connection between indoor and outdoor. The perfect place to relax, drink a coffee with friends or bring your kids after school!
