In Part 3 of our house tour, we’re walking you through how we turned a awkward, multi-level layout into a seamless formal dining room designed for entertaining 8 to 12 guests.

By collaborating with the developer before the structural work was finalised, we were able to:
🔹 Pre-plan radiator layout to maximise the size of the room without restricted furniture flow
🔹 Adjust window heights specifically tailored to planned furniture pieces like a long dresser.
🔹 Pre-plan lighting positions above the dining table despite challenging curved ceilings.

When build decisions align with spatial design and staging, the result is a home that feels effortlessly cohesive to prospective buyers.
