Architecture and design studio based in Hong Kong devoted to the production of inventive spaces and It was established in 2014.

NEW OFFICE WORKS is an architectural practice based in Hong Kong and New York. That same year, "That Was Then/This Is Now" was produced by American artist Ed Ruscha. This statement encapsulates our approach to design, to build upon the vocabulary accumulated "then" while satisfying the needs and desires of "now." Nestled within a forest of birch trees is Niseko Nature Retreat, an exclusive haven of 20 design-forward cabins and a central clubhouse, conceived for those who seek not just a stay, but a deeper connection with Hokkaido’s rich natural landscape.

Our architectural approach balances functionality and elegance. Each cabin is a thoughtful assembly of materials and textures, chosen for its tactility, durability, and role toward framing the surrounding nature. Expansive windows bring the serene, snow-laden forest inside, while the interiors are simple and clean — designed to be both a base for world-class alpine adventures and a place to relax after a day on the slopes. The experience is elevated with each cabin having its own private outdoor onsen, enhancing the tranquility of the snowy outdoors.

The promenade’s landscape design at Townplace West Kowloon reimagines the waterfront as an engaging public space. Thoughtfully designed steps and paving guide movement, blending practicality with visual appeal. Curved stepped seating, shaped to follow the landscape’s natural flow, creates versatile gathering areas, while varied bench configurations offer diverse seating options, encouraging social connection.

The three event halls at TT Site feature a ceiling height ranging from 4.5 to 9.5 meters, with a rhythmic ceiling grid made of rich wooden materials that echo the motifs of the long escalator atrium space outside. This design conveys the same serene sensibility that evokes the enchanting experience of being in a traditional Japanese veranda. Functionally, the versatile ceiling grid allows for various spatial configurations and innovative lighting arrangements that can be effortlessly adapted to meet different needs.

The shoji panels are composed of a framework system, creating a completely different materiality of the space when looking up vs. looking down. The journey moving up is defined by solidity, whereas the journey moving down is characterized by shoji paper and light.

Three volumes form the spatial sequence connecting the 10/F atrium and the 12/F. Constructed out of a grid infilled with backlit shoji panels, each volume is akin to the interior of a glowing lantern. The height of the first volume being the lowest, visitors experience the change in scale from the grand atrium into a more intimate space before gradually opening back up to the 12/F.
